Overview
Southwood Redevelopment Timmons Group has been involved in the first phase of redevelopment of Southwood. In late 2017, Timmons Group joined the redevelopment team with Habitat for Humanity, including architects and a committed group of existing residents. Timmons Group participated in approximately eighty community meetings, connecting and instructing resident designers, as the team worked through a rezoning effort for Southwood. Community meetings consisted of instructing residents how to plan and think about design, with topics such as street sections, density, unit type, and amenity spaces.
Upon a successful rezoning effort in 2019, Timmons Group, along with others, led the resident development team through a charette to establish the direction for Village 1, which includes both affordable for-sale units, as well as market-rate units. At this point, Timmons Group took the plan forward, moving through the site plan approval process in Albemarle County. In addition to working with the residents and design partners, Timmons Group also assisted Habitat for Humanity in test-fitting and working with market-rate home builders.
Our involvement included the bulk of what is known as Village 1 as well as the parcels near the entrance. Timmons Group services to date, have included civil engineering, flood plain analysis, portions of survey, and geotechnical services. Timmons Group continues to work with Habitat for Humanity and residents as construction begins, future villages are designed, and future phases begin rezoning.
