Overview
Timmons Group provided surveying, civil engineering, and landscaping architecture services for a new 21,000 SF, 4 bay fire station. The station will house a pumper, advanced life support ambulance, heavy rescue, collapse support unit and required apparatus support spaces on a portion of 10+ acre site at 11600 Balls Ford Road, Manassas, Virginia. The facility will also include sleeping quarters, full kitchen, dining area, day room, physical fitness room, training room, storage for heavy tactical rescue equipment, offices, indoor and outdoor training props and an om-site fueling station and emergency generator.
Timmons Group, in collaboration with LEW Architects, Prince William County and Fire Department Staff, worked through multiple site layout options. The station site will have fire apparatus egress directly to Balls Ford Road, controlled with a flashing signal. Staff, visitors and returning fire apparatus will access the site from Century Park Drive. The site will be a paved bypass lane for fire apparatus on the east side of the station to improve site maneuverability to the on-site fueling station. The site will be improved with water, sewer, gas, power and telecommunication infrastructure. Additionally, in order to maximize the usable site area, the fire station site will contain an underground stormwater management.
Timmons Group is providing site plan permitting with Prince William County Land Development Division, to include wetland permitting with ACORP, civil bid & construction plans and specifications, construction administration and project closeout services.
This $12 million project required coordination with VDOT and PWC Department of Transportation on ongoing road widening improvements to Century Park Drive and Balls Ford; emergency flashing signal; and planning for the development of the remaining portion of 10+ acre Prince William County owned parcel. Permitting was with Prince William County, VA; Prince William Service Authority; and Virginia Department of Transportation. Anticipated design completion,Fall 2018; anticipated construction completion, Summer 2020.
