Overview
Philip Morris USA established a $50 million tobacco leaf storage warehouse complex on 118 acres in the Meadowville area of Chesterfield County. The total build-out is four buildings, totaling 1 million square feet. The warehouse complex stores raw materials used in making tobacco products. The facility consolidates materials formerly being stored at various locations in the Richmond area.
Timmons Group is a trusted, long-term consultant for Altria – Phillip Morris. We are fortunate to have an “on-call” relationship that allows us to perform a number of engineering tasks on multiple sites. We were a strategic part of the Altria team from the very beginning of their efforts to diversify their warehouse facilities in Central Virginia. Timmons Group worked with Altria and CBRE to identify, evaluate close to 30 sites in Virginia and quickly down selected to an approapriate shortlist. We also worked to solicit input from a number of developers and assisted in the selection of Seefried Industrial Development as the ultimate developer of the site.
Services rendered by Timmons Group includes civil/site development, Stormwater permitting, environmental services, survey, geotechnical engineering and construction materials testing. The fast track design was completed in partnership with the Chesterfield Economic Development Authority to maintain confidentiality. This arrangement allowed the design team to secure approval for complete construction plans and advanced land disturbance while contractor pricing exercises progressed.
