Meadowville Technology Park is a world-class business center that has attracted high-tech industry leaders to Chesterfield County, Virginia. The 900-acre park is zoned for office and industrial use and new residential developments are also included in the future of the master plan design.

Living by the slogan, “Connect Here,” Timmons Group worked closely with the Economic Development Authority of Chesterfield County to master plan the park to attract the next wave of progressive businesses. Fortune 500 companies and other giants like Northrop Grumman, Amazon, Niagara Bottling, CapitalOne, SAIC, and Medline have declared Meadowville home as the technology park continues to welcome distinguished businesses to its ranks.

Located in eastern Chesterfield County, Meadowville is situated near the James River, Interstate 295, and Enon Church Road, providing its tenants with a prime location for ease of access, visibility, and natural beauty. Johnson Creek, a Chesapeake Bay tributary, also flows through the campus.

Timmons Group’s teams provided detailed master planning services for the site to incorporate land bays that are connected through reliable and redundant power, as well as innovative telecommunications, water, sanitary sewer, natural gas, ponds, and walking trails. Future plans also integrate over 8 million SF of data center, logistics, research, manufacturing, office, and hospitality neighborhoods that will be connected to a lively Towne Center and Sustainability Park.

The entrance design for the park integrates careful selection of native stone and wood with large groupings of plants to enhance the site’s natural beauty. The dynamic landscape sets the tone for the character of the entire park as it continues to develop to full build-out.

Taking into account distant vantage points and traffic flow, the master plan design combines extended sweeps of meadow species, flowering cherries, blooming shrubs, and evergreens to complement the native woodlands beyond. Plantings maintain a lively and colorful aesthetic throughout the seasons. The modest fieldstone retaining walls frame Meadowville’s main entrance and provide the proper visual proportions as the landmark tower announces arrival to the park.

Alongside the firm’s investment in physically connecting the technology park through interstate interchange, landscape architecture, stormwater, water/wastewater, and traffic designs, Timmons Group’s teams also led the re-branding efforts that connect the park to the digital world and local community.
