Overview
Timmons Group was selected to aid Henrico County in developing a Master Plan and Wetland Delineation of the Kain Road Property. Master planning and feasibility exercises studied the potential opportunities for cooperative use between schools and the Recreation and Parks Department. Our design team worked closely with representatives of the County to identify site constraints, wetlands, and other restrictions on the property. We developed alternative concepts to validate adequate available land for shared use of the Kain property government, parks, and school facilities. The final Master Plan Report included a cost estimate and a concept plan that identified the preferred development concept for the site and facilities. The conclusion was that of an available 207.84 acres, approximately 160 were usable acres.
