Timmons Group completed an ASTM Standard E 1527-13 Phase I Environmental Site Assessment of the approximately 16.09-acre CaliCo Hardwoods facility in association with the prospective repurposing of the site from its historical operation as a hardwood lumber mill and processing facility. In the interest of time, the completion of the initial Phase I ESA was based on resource data review (only) with an option of preparing an addendum to the report if the determination was made that a site visit was necessary. Following completion of the Phase I ESA, and despite the results not overtly identifying any recognized environmental conditions, the completion of an ASTM Standard E 1903-19 Phase II ESA was nonetheless requested which provided a means for staff to be on site to complete site reconnaissance and revise the Phase I ESA.

The request for completing the Phase II ESA was based on the extended historical usage of the property as a military installation and then for light industrial purposes, which included the surrounding properties. Executing a Phase II ESA cross-country presented logistical challenges, but Timmons Group was able to reach out to national and local resource contractors and assemble a cost-effective scope and fee to accommodate the project goals.  Timmons Group likewise was required to coordinate with the California and Sonoma County regulatory authorities to gain the appropriate drilling permits for advancing soil borings for sample collection. By shipping personal supplies to the site from Richmond, Virginia, securing Geoprobe® services from a contractor in Richmond, California, and contracting with an EPA-accredited local laboratory in Santa Rosa, Timmons Group was able to execute and complete the fieldwork in two days, which included closing out the drilling permits with regulatory concurrence and delivering the samples to the laboratory.
