Overview

Timmons Group supported the master planning, design, and development for the 75 acre Gateway University Research Park, located on East Lee Street, near I-40 at the Gateway to the City of Greensboro. The cutting edge research park is being jointly developed by NC A&T State University and the University of North Carolina at Greensboro. The Gateway University Research Park will collaborate with a number of key economic development organizations throughout the Piedmont Triad and is envisioned as a premier center for basic and applied research with the potential for incubating and developing new products and industries. The master plan is was developed to create an environment which fosters scientific development, creates world-class entrepreneurial endeavors, and encourages economic development, ultimately leading tosuccessful attraction of private and public investment.

Timmons Group, BJAC, and SASAKI collaborated on the development of the master plan along with Phase I Site Development, utilities, and infrastructure for the first building to be located on the campus. Plan development involved collaboration with NC A&T Office of Facilities, UNC Greensboro, NC A&T User Group, the Gateway University Research Park,and the City of Greensboro along with faculty members and prospective tenants to ascertain the program elements and vision for supporting the research and development needs of the campus.

Timmons Group evaluated various master plan scenarios, access to roadway infrastructure, reviewing the City of Greensboro Comprehensive Plan and studying the NC A&T Farm master plan,as well as infrastructure and utility (availability and capacity) analysis. A boundary survey for the south campus was also conducted. Timmons Group also provided an advanced site package, complete with construction documents for the development of Phase I. This phase included roadway design and a comprehensive site package for the construction of the first building to be located on the campus.
