Overview

The project included all design and construction necessary to construct 16 cottages, 50 RV stands, 20 primitive campsites, a dump station and comfort station, a maintenance building and related infrastructure as well as all demolition, relocation, temporary construction and restoration necessary to produce a complete, usable facility. This project represents a broad cross-section of civil engineering and site development design which included topographical survey of the 20 acre site, geotechnical and environmental investigation, domestic water distribution, sanitary sewer and pump station design, erosion and sediment control, stormwater management, landscape architecture, low impact development and LEED, permitting and construction administration. The scope was increased due to changes in gas lines in the cottages, entrance road widening, electrical design fees and site electrical costs, unsuitable soils, upgrading the neutral line and clearing of additional trees.

The Naval Weapons Station Yorktown Cheatham Annex/Recreational Vehicle Park is located within a mature hardwood forest along Cheatham Pond and all facilities were designed with minimal impacts on the existing natural environment, with special attention to preserve community access and natural buffers to the waterfront. All cottages are waterfront or have water access views. Cottage landscaping includes a hedge to soften the architecture, along with a few small trees to balance the building on the site without obstructing primary views to the water. RV sites are located in existing cleared areas to reduce the need for tree clearing. A variety of trees will provide shade and screening for RV users. Primitive tent sites have been located along the lake in the most remote location to enhance the secluded and private experience of nature. All cabins and campsites have direct access to the waterside nature trail. Native plant materials provide ecosystem re-establishment and reduce the need for irrigation. Meadow plantings with emphasis on grass species in open areas eliminate the need for year round mowing.
