Overview
Timmons Group had the opportunity to help Crescent Communities develop their YIELD Brand. In 2019 we worked with a local developer in the triangle, Trustwell Group, to develop a 200-acre industrial park in Holly Springs. We designed and permitted the roads and utilities for the park. During construction, Trustwell Group introduced us to Crescent Communities who purchased 20 acres of this campus to develop the first two buildings in the park,, amounting to 300,000 sf of shell space for the life science industry. This project was branded THE YIELD 1.0.
From there Crescent Communities purchased and additional 120-acres across the street and began planning THE YIELD 2.0. A PUD was created for the YIELD 2.0 campus and approved by the Holly Springs Town Council. At full buildout the YIELD 2.0 campus will contain approximately 1.5 million square feet of life science and commercial mixed use space. Phase I is currently wrapping up construction which includes 2 buildings at approximately 300,000 sf of life science shell space and an amenity park which our landscape architecture team helped plan. We are currently finalizing construction documents for phase II of this project which includes another 300,000 sf. When construction starts on this, we will be kicking off Phase III with another 3 phases to come after that.
Crescent also purchased 80 acres, known as THE YIELD NORTH approximately 2 miles west, for another life science campus. We are wrapping up permitting on Phase I of that project which includes 2 buildings and approximately 250,000 sf of flex life science/lab space. At full buildout this campus will include approximately 1 million square feet. To date, Timmons has provided services across all sectors including survey, environmental, traffic, stormwater, geotech, engineering, utilities, landscape architecture, and CMT.
