Overview
Timmons Group completed a GIS Data Center Site Selection Study across GO Virginia Region 3 and Tobacco Commission Southside regions covering 35 localities in Southern Virginia. GIS Data collected included parcels, property ownership, water and sewer information, power transmission lines and sizes, MBC fiber network, and zoning/land use. Over 656,000 parcels were included within the study scope with 65 areas, 200+ acres in size, identified as having the critical characteristics necessary for prospective data center users (abundant power, fiber, and water availability).
Timmons Group developed a Decision Matrix to evaluate and rate each area including factors such as number of parcels, acreage, electrical provider with transmission line size, power capacity, water provider and capacity, risk factors (i.e. seismic, hurricane, and floodplains), environmental factors, and topography. Ultimately, 10 areas were identified as having a high probability of success in attracting a data center user.
As a result of this study, Timmons Group developed excellent working relationships with Appalachian Power’s (AEP) Economic Development and Transmission Engineering Divisions, working closely to identify top sites within their service territory.
