Timmons Group Recognized at 2023 GRACRE Awards

Timmons Group is proud to celebrate this year’s 22nd annual GRACRE Awards with several project recognitions, including The Foundry Apartments, Pet Paradise – Richmond Airport, Lowe’s Home Centers Warehouse at 2703 Commerce Road, West Broad Village, Carytown Exchange, Acclaim at Carriage Hill, and Carvana Distribution Center.

Some of this year’s award-winning projects include:

Affordable Housing: The Foundry Apartments

The Foundry Apartments are a 100% affordable 4% LITHC community featuring luxury amenities not often associated with affordable housing, including a pool, fitness center, accessible playground, clubhouse, and outdoor fire pit and grilling area. Spacious apartments include modern finishes with granite countertops in energy-efficient Energy Star rated buildings, including 10 UFAS accessible units for residents with disabilities. Challenging environmental and geotechnical conditions required intentional and inventive remediation solutions, which were made particularly difficult due to construction material availability during the pandemic. Close by interstates, shopping, dining, entertainment, and employment provides residents with the ability to access local resources quickly.

Small Scale Retail Project: Pet Paradise—Richmond Airport

Operating over 50 locations throughout the US, Pet Paradise is Richmond’s newest pet resort. Pet Paradise is working closely with Timmons Group to establish its local brand, which includes two local facilities: One near Richmond International Airport in Henrico and one near Chesterfield Towne Center in Chesterfield. Both facilities offer robust amenities: Veterinary clinics, grooming stations, climate-controlled kennels, and Pet Paradise’s iconic bone-shaped swimming pools. Timmons Group’s established retail development program uses a tier system to align client success with minimized risk. Timmons Group supported Pet Paradise on both sites from initial site selection through design, permitting, and construction.

Industrial Project: Carvana Distribution Center

Arizona-based used-car seller Carvana sought an expansion for its distribution footprint in Chesterfield County. The company purchased a 183-acre site located at 15100 Woods Edge Rd in Chesterfield in 2021 for $2.8M, a significant investment in the future of the Richmond MSA’s automobile-based economic development. The facility can hold around 10,000 vehicles, which are distributed to the company’s vending machines across the country. Plans for the facility went through a scrupulous process, and the 191,000 SF center opened in July 2022 where it can employ up to 400 workers for daily operations.
