Picture This: Kindlewood

Originally built in 1978, Kindlewood, formerly known as Friendship Court, is an affordable housing community in Charlottesville, Virginia, undergoing a four-phase redevelopment. The project will add 450 new apartment units while replacing 150 existing units, addressing the City’s growing need for affordable housing. The redevelopment prioritizes improved housing options for residents while ensuring zero displacement during construction.

 

 

The project includes a mix of residential units and community-focused amenities, such as a community resource center, health clinic, and creative recreational facilities. Timmons Group has been involved in the project since the original master planning efforts began in 2016. Our teams are working with Piedmont Housing Alliance (PHA) to provide site and civil engineering, transportation, stormwater design, landscape architecture, surveying, environmental assessments, and geotechnical engineering services.

 

 

Beyond technical services, Timmons Group also assisted PHA in facilitating the community engagement and outreach process for portions of this project, resulting in a successful vision that reflects the needs and identity of the community.

 

 

Construction on Phase II of Kindlewood began in January 2025, with an expected completion date in Fall 2026. This phase will introduce the first affordable homeownership units, developed in partnership with the Piedmont Community Land Trust, the Community Resource Center that will house an early childhood learning center, PHA’s new headquarters, and community spaces, along with the first section of a new public park and the beginning of a public street to improve connectivity with the surrounding neighborhood.

 

 

Phase I of Kindlewood was recently awarded ULI Virginia’s 2024 Jeffie Award for Affordable Housing. We are proud to continue supporting this development, helping to bring more affordable housing and enhanced community spaces to Charlottesville!
