Picture This: The Ella Apartments

Spy Rock Real Estate and UMFS contracted with teaming partners Timmons Group (civil engineer) and Poole & Poole Architects (architect) to design apartment community plans for an undeveloped 5.9-acre plot on Broad Street at the edge of the City of Richmond near Scott’s Addition and the I-195 interchange at Hamilton Street.

The Ella Apartments are comprised of 163 one-bedroom and 87 two-bedroom units (totaling 250) above available retail space on a walkable stretch of Broad Street. The site incorporates a state-of-the-art stormwater system and its location lends to a local investment in connecting Scott’s Addition to more developed areas of the city.

The development is possible through a 99-year land lease with UMFS, which is using the proceeds to construct a 33,600 SF addition to their youth treatment center and a 22,500 SF addition to the Charterhouse School adjacent to the new Marriott Scott’s Addition, another portion of the development scope.
