On Friday, November 15, Timmons Group led Louisa County in a stakeholder engagement event to discuss and deliberate on Shannon Hill Regional Business Park. Located just off Interstate 64 twenty miles west of Richmond, the 700-acre property recently received GOVirginia Foundation funding. Timmons Group is leading the efforts to prepare the site for marketing as a powerhouse economic development site.
The meeting was attended by regional partnership executives, including GOVirginia’s Region 9 board member and former Virginia Delegate, Ed Scott. Also in attendance were economic development directors from Louisa County and neighboring localities, business leaders, and private utility representatives.
Dave Anderson AICP, principal planner with Timmons Group, led the diverse audience through an interactive and enlightening planning exercise where the property became a planning puzzle board to be completed with various land use pieces.
After reviewing general information about site character and guidelines for each land use, the teams were tasked with assigning various industrial and office buildings throughout the property.
Using an internally developed metric calculator, Timmons Group was able to provide immediate data-driven feedback as to how the teams did. Each team was able to see in real-time the impacts of some of their decisions and the number of jobs, taxes, and other benefits to Louisa that their plan had produced.
The stakeholders left the meeting with an appreciation for the effort of properly planning a marketable site in this increasingly crowded field of economic development throughout Virginia and beyond. They also saw a glimpse of the details that Timmons Group evaluates in determining the best master plan for Louisa to market Shannon Hill to the world.
